When can I move into an apartment?
Subject to availability, apartments can be rented from the first of any month.
Who can rent an apartment at KRAMS homebase?
Our apartments are open to anyone. To rent one, you'll need proof of income. Students will need proof that their parents are covering the rent.
What is the notice period?
The statutory notice period is three months to the end of the month. Please note that a minimum rental period of six months applies. Notice must be submitted in writing to KRAMS Gebäudemanagement by the third working day of the month at the latest.

Do I need to pay a deposit?
To secure all of the tenant's obligations, the tenant must provide a security deposit equal to two months' rent. The deposit is due before the apartment is handed over.
Can I sublet my apartment?
Tenants may not let third parties use the property, whether for payment or free of charge, without the landlord's prior consent. Visitors are exempt from this.

Can I reserve an apartment?
An apartment can be reserved for 5 days from the landlord's confirmation, during which the tenant must submit the signed tenancy agreement.
How many people can live in an apartment?
Our apartments are rented for single occupancy only.
What documents do I need to rent an apartment?
- Tenant self-disclosure form
- Payslips from the last three months, or a copy of your employment contract
- Proof of personal liability insurance
- Students: a parental guarantee and proof of enrolment
Can guests stay overnight in my apartment?
Our apartments are designed for single occupancy. Frequent, regular, or permanent overnight guests are therefore not permitted. Utility costs for water, electricity, waste, and so on are calculated for one person.
If you do have a guest staying for a short while, please let KRAMS Gebäudemanagement know for safety reasons. We need to know how many people are in the building so that, in an emergency, the emergency services don't overlook anyone.
Please remember that, as the tenant, you are liable for your guests.

How does the internet work in the apartment?
Every apartment has its own private Wi-Fi.
How can I decorate, paint, or personalise my apartment?
Activities such as painting, drilling, hammering, gluing, and the like are not permitted.
Where can I do my laundry?
Residents have access to a separate laundry room with machines in the building. These can be used for a fee.
Where can I park my car?
Depending on the building, you can rent an outdoor space, a covered outdoor space, or an underground parking space.
Where can I store my bike safely?
Residents have access to a large bike room in the building for their own bike.
